Is it a good idea to buy property in a high crime area?

Finding affordable property has become increasingly difficult, forcing many homebuyers to make challenging decisions. One key dilemma is whether it’s worth purchasing a more affordable home if it means living in a higher-crime area.

This issue is particularly relevant as more people are pushed towards the outer suburbs, where housing is cheaper, but crime rates can sometimes be higher.

Here are some important considerations for homebuyers facing this situation:

  1. Crime is everywhere: No neighborhood is entirely free from crime. Every area carries some risk, even gated communities. Additionally, high-end areas aren’t exempt from disruptive neighbors or other disturbances.

  2. Gentrification is on the rise: Many outer-ring suburbs, though currently less desirable, are undergoing gentrification. While this doesn’t automatically guarantee reduced crime, it often leads to long-term property value growth, making these areas promising investments.

  3. Lower housing costs, but possibly higher insurance: Even in higher-crime areas, buyers will typically pay less for a home, although insurance premiums may be higher to reflect the increased risk.

  4. Perceptions may not match reality: A neighborhood’s reputation for crime might be worse than the actual situation. Talking to locals, such as neighbors and business owners, can provide a more accurate picture of the area.

  5. Community support can be stronger: In some cases, residents of higher-crime areas may look out for each other more closely than those in more affluent neighborhoods, recognizing that everyone faces similar risks.

  6. Check crime statistics, but dig deeper: State police websites provide crime statistics, but they might not tell the whole story. It can be more informative to contact local police stations and ask for specific insights about the area.

  7. Boost your security on a budget: If you do choose to move into a higher-crime area, consider installing an affordable home security system with wireless cameras. Simple measures like double-locking doors and windows, and keeping valuables out of sight, can also make a big difference in keeping your home safe.

By considering these factors, homebuyers can make more informed decisions about purchasing in higher-crime areas, balancing affordability with personal security.

Ben and the team did an amazing job selling our house. They know the market so well and gave us the best advice throughout the whole process. We have used them before and so glad we choose to use them again. Highly recommended.

This is the second time we have sold with Ben and both times the result has been outstanding. On a personal level we click and its clear he actually cares about both the sellers and the buyers he is working with. The result we achieved and the sheer quantity of offers received in a dead market shows what an outstanding salesman and marketer Ben (and is his team) is.

Ben, Peter and Jade. You guys are the most awesome Real Estate Agents we have ever met. We went to hundreds of open homes and met many agents throughout our search for a home, yet we would come back to you straight away for our next house. Thank you!

Ben worked exceptionally hard on our behalf to get the sale over the line. Ours was not straightforward by any means, and Ben navigated through the many twists and turns to ensure a very satisfactory outcome for us. We highly recommend Ben. 🙂
