Are appraisals free?
Absolutely!
Our appraisals are free and usually take just about 30 minutes. To give you the best service, we like to break the process into two friendly meetings.
In our first meeting, we’ll visit your home and take the time to get to know you and your property. We want to understand your story, your home’s unique features, and your goals for the sale.
The second meeting is a bit more formal. We’ll sit down together to review the personalized appraisal we’ve prepared, discuss what we believe your home could sell for, and explore market strategies tailored to your needs.
We’re here to make this process smooth and helpful, so you feel confident every step of the way!
Should I sell before buying?
If you plan to use the equity from your current home as a down payment for a new property, it is always best to sell it first.
Some buyers choose to keep their existing home and rent it out as an investment property instead. In this case, selling isn’t required, but your loan advisor will still need to review your financial situation to determine if you can qualify for a loan on the new property while holding onto the old one.
There are options to offer on properties with the condition of “Subject to Sale” however, when entering a competitive multi-offer situation there is a risk that it could make your offer less attractive as the vendor sees it as a lengthy offer, with higher risk.

Can I sell my house by myself?
Yes, you can sell your house on your own—it’s completely legal.
However, many people choose to hire a real estate agent to ensure they get the best outcome. Agents bring valuable skills in marketing, negotiating, and handling the entire process, which can make a big difference in achieving a higher sale price. Plus, buyers often feel more comfortable dealing with an agent rather than directly with the seller. Without an agent involved, some buyers may expect a lower price, knowing you’re not paying commission fees.
Selling on your own can end up being more work and stress than expected, and it doesn’t always guarantee bigger savings or a higher sale price.

What if my offer is rejected?
Sellers have the choice to either accept or reject an initial offer, but there’s also a popular third option: making a counteroffer.
Keep in mind, a deal isn’t off the table until it’s officially over, so if the seller sends a counteroffer, you’re still in the game! It’s common for negotiations to go back and forth before an agreement is reached, and that’s all part of the process. Each step should bring both sides closer to a final agreement on the terms.
