Affordability on the Rise as Interest Rates Drop

With mortgage rates starting to ease amidst a sluggish economy, many are debating whether this shift will spark an increase in property prices or leave the market relatively unchanged.

Experts are predicting the Official Cash Rate (OCR), currently at 4.5%, could drop another 1% to give the economy a boost.

For the Kiwi property market, this is welcome news. We’re seeing more homes on the market than usual, but buyers have been hesitant, worried they might overpay in this uncertain climate.

Their caution is understandable given that interest rates hovered around 5.5% for over two years, in response to the post-Covid inflation surge.

However, the numbers are starting to paint a different picture. Affordability has been improving since the property boom in 2021. According to data from Statistics NZ, the price-to-income ratio currently sits at 7.2 times the average annual wage, down from 8.8 in early 2022. Pre-Covid, when things were “normal,” that ratio was 6.7. So while things are improving, we’re not quite back to pre-pandemic affordability levels.

Many believe it takes a full 1% drop in interest rates to really shift the market. With more cuts expected, we’re likely to see home values inch up again as buyers regain confidence and access cheaper loans.
